Don&#8217;t overextend yourself. Be sure to keep your ambitions in check and don&#8217;t bite off more than you can chew. One of our main lessons in the Flipping Houses University is how to build your investing team and choose the right dependable people to help you accomplish your investing goals. <p><strong>2. Don&#8217;t Be Too Big for Your Britches</strong></p>
<p>Remember your mom telling you that? Don&#8217;t try to act like you know everything when in fact you are just starting out your flipping career. In reality, whether you are just starting out or have been investing for years&#8230; be yourself and be real. You will gain many more meaningful relationships that way&#8211;ones that you can use to your benefit. See LEVERAGE. Admit to what you know and what you don&#8217;t know. Don&#8217;t dismiss the advice of those who have been investing for years. They&#8217;ve seen both the ups and the downs in the market, and really know what they are talking about!</p>
<p><span style="font-weight: bold;">3. Do Use a Property Repair Estimate Sheet</span></p>
<p>One of the more important documents you need is <a title="How to Use a Property Repair Estimate Sheet" href="http://part-timerei.com/blog/2013/07/26/how-to-use-a-property-repair-estimate-sheet/">Property Repair Estimate Sheet</a>.   This document should include a list of all of the major items (roof, hvac, kitchen, paint, flooring…) as well as cost estimates for each item.  You should complete one of these during your initial visit of every house you look at.  The 2 main benefits of the form are 1) to save you time and 2) to give you confidence to proceed with the deal.</p>

<p><span style="font-weight: bold;">4. Do Know &#8220;Why&#8221;<br />
</span><a href="http://part-timerei.com/wp-content/uploads/2013/07/thinking-bubbles.jpg"><img class="alignleft size-full wp-image-315" src="http://part-timerei.com/wp-content/uploads/2013/07/thinking-bubbles.jpg" alt="part-time real estate investor" width="170" height="161" /></a>Always know your <em>why</em>. Keep the main thing the main thing. Don&#8217;t get side tracked in all the hype. Keep in mind the reason you chose investing in real estate as your alternate income revenue. Maybe you want to be able to retire early. Or you are trying to pay off your house, or save for your kids&#8217; futures. We provide these blogs so that what is important to you stays important. For example like spending time with your family. Don&#8217;t ignore your family while trying to build your business because then you would be sacrificing the very goal you are  trying to reach.</p>

				<content:encoded><![CDATA[<p style="color: #000000">One thing is for sure in the investing in real estate business&#8211;<a title="Flipping House Series: The Cash Flow House" href="http://part-timerei.com/blog/2014/01/13/flipping-house-series-cash-flow-house/">cash flow is important. </a>One of the top ways to get cash flowing is to rent out some of the properties you have acquired. We get a lot of questions about becoming landlords and if it is a good idea. Her are our top tips for all our REI friends on becoming a landlord.</p>
<h3 style="color: #000000">1. Treat it as a Business</h3>
<p style="color: #000000">First and foremost being a landlord is different from being a private homeowner — it’s a business and you need to treat it as such. Although some lending requirements for personal mortgages have relaxed a bit recently, the requirements for rental property have basically remained the same. If you&#8217;re borrowing money for your first rental house, you&#8217;re going to need at least a 20% down payment. If you can swing 25% down, it&#8217;s likely to get you a better interest rate and lower fees. If it&#8217;s your first rental property, your current income is going to have to be enough to handle the mortgages for both your residence and your new property.</p>
<h3 style="color: #000000">2. Don&#8217;t Bite off More Than You Can Chew<a href="http://part-timerei.com/wp-content/uploads/2014/06/small-dog-big-bone.jpg"><img class="alignright size-thumbnail wp-image-2808" src="http://part-timerei.com/wp-content/uploads/2014/06/small-dog-big-bone-150x150.jpg" alt="small dog big bone" width="150" height="150" /></a></h3>
<p style="color: #000000">What we mean by this is start small. Starting with a single house or smaller multiple-dwelling unit, perhaps with a partner, would be ideal to see if the business really suits you. Save your condo buys when you can afford  a larger down payment and monthly association fees. Starting with a single home will allow you to get a feel for the maintenance, bookkeeping and other work required. Finding a good first tenant is also an important step. Beware of shady tenants!</p>
<h3 style="color: #000000">3. Know Your Farm Area</h3>
<p style="color: #000000">Location, location, location. We can&#8217;t stress <a title="Getting the Right Knowledge" href="http://part-timerei.com/blog/2014/05/23/getting-right-knowledge/">researching </a>your intended investment market. A home that seems to be a steal might be priced lower because it&#8217;s in a neighborhood most people wouldn’t actually want to live in — one that has higher crime, noisy streets or poor schools. This will also be helpful when figuring out the right rent and rate of return. Make sure you budget for maintenance as well. A common rule of thumb that also assigns 5% of gross rental income to regular maintenance and another 5% to pay for the downtime and repairs that come with vacancies should cover you.</p>
<h3 style="color: #000000">4. Happy Tenants, Happy Life</h3>

Happy tenants are critically important. Remember that they are the customers of your business that we talked about earlier. By keeping the property in good shape and taking care of issues in a timely manner you can expect the same respect back when it comes to paying rent on time. Then you will both be happy and you’ll be building wealth with an investment you can feel good about.</p>

Keep in mind that &#8220;markets&#8221; encompass several counties. It seems now however it is the East Coast &#8220;counties&#8221; pulling the flipping market from the more common Sand State markets.</p>

RealtyTrac&#8217;s new report  analyzed 1,050 counties nationwide to find areas with some of the largest returns on investment, availability of inventory to flip, and low unemployment rates.Although flipping was down in the first quarter of 2014 compared to a year ago, flippers over all were making a bigger average profit per flip, according to RealtyTrac’s analysis. The average gross profit per flip nationwide was $55,574 in the first quarter. That is a 30 percent return on the initial purchase price. Not bad.</p>

<p>home flippers in the first quarter putting it at the top of our list for best area to flip homes in Q2.  Home flippers made an incredible average 131% return on investment in the first quarter, with an average dollar return of $100,667. Their economy is recovering, always a good sign for investing opportunities. Higher property values and a dropped unemployment rate  to 6.3% at the end of March, also makes it attractive to flippers. We are anxious to see the reports at the end of the second quarter to see if Reading can keep its position as the number one flipping market.</p>

<p id="">Who knew, Omaha? With a larger growth than other metro areas, the Omaha metro area average return on investment increased by more than 10 percentage. However, the dollar amount gained from flipping declined substantially, from $55,546 last year to just $37,425 in the first quarter of 2014. The area is chalked full of distressed homes and also plummeting  home prices, more so here than most other areas. Last year, flippers purchased homes for an average price of $116,171. This year, the average pre-flip purchase price was just $63,486, much lower than half the national average price of $183,276.  It is also a prime place to flip homes as its unemployment rate of 4.5% in March is considerably lower than the national rate meaning more potential buyers.</p>

<p id="">Cheap homes and gorgeous beaches seem to be enticing REI to the Deltona area..  With an average purchase price of a flipped home $65,782 in the first quarter of 2014, it puts the area far below the national average on home prices. Because tourism is one of the top industies for the beach area, a lot of flippers are selling to out of town people looking for vacation and rental homes. As their local economy improves, Deltona’s unemployment rate fell to 6.3% as of March, 1.2 percentage points below what it was in March 2013. It also has a history of high return on investment nearly doubling the national average each year.. Despite this, flips accounted for just 4.2% of home sales in the last quarter, roughly in line with the 3.7% nationwide.</p>

<p id="">Largest growth nationwide on distressed home sales? Pittsburgh definitely tops the list. Distressed homes in Pittsburgh were sold at exceptionally higher prices in the first quarter compared with a year ago. With just 2.2% of home sales being flips last quarter, one would not expect investors to turn nearly a  90% profit.  Profits were considerably higher from a year ago, when flippers earned just 53% on their investments. Even though the home prices are up in Pittsburgh and in much of the nation, REIs can find initial investments for just $54,949 on average, less than a third of the national average of $183,276 during the first quarter.</p>

<p id="">Philly has been showing up on investors&#8217; lists for over a year now. Although the percent of houses flipped in the Philadelphia metro area was among the lowest in the nation in the first quarter, higher home values are keeping some investors away. Despite  the previous high returns, in March, buyers paid a median price of $175,000 for a non-distressed home, and $80,000 for a distressed home. Those are  both exceptionally high among the most lucrative home flipping markets thus turning some serious profits for the flipper that were able to afford the homes in the first place. The average dollar return of a flipped home in the first quarter was $92,680. That is among the highest in the country.</p>

<p id="">Although Palm Coast, a relatively small metro area with a population of less than 100,000, it is showing up big on the flipper&#8217;s radar. Its attractiveness to investors is possibly due to its large tourism industry and with that the sales of vacation homes.  With a high number of flips and the $96,577 average purchase price of a home to be flipped in Palm Coast in the first quarter, that puts it just over half the nationwide average pre-flip price.  Annual sales of vacation homes in the U.S. jumped by nearly 30% in 2013, according to the National Association of Realtors’ 2014 Investment and Vacation Home Buyers Survey.</p>

At the beginning of the year we shared our picks for <a title="Market Watch: Top Places to Flip in 2014" href="http://part-timerei.com/blog/2014/02/26/market-watch-top-places-flip-2014/">best flipping cities</a> but it is always good to know your market and stay on top of trending cities. We will do a count down starting with the 10th best city and work our way up to # 1.</p>
<p id="">Experts every where are saying the  national housing market continues to rebound. While some reports show flippers loosing money, most markets show they earned a decent return on their investment with most at least a 48% profit in the first quarter, according to RealtyTrac figures. Lower prices seem to be the key to making  these housing markets more affordable for investors.</p>

<p id="">We took some numbers from  <a href="http://247wallst.com/">24/7 Wall St.</a> who reviewed return on investment figures from RealtyTrac. These figures are based on the pre-flip and post-flip average price for homes, where RealtyTrac defines as “any transaction that occurred in the [past] quarter where a previous sale on the same property had occurred within the last six months.”</p>

<p id="">In the city that has made our <a title="Market Watch: Best and Worst for 2013" href="http://part-timerei.com/blog/2014/01/08/market-watch/">best list,</a>  2.6% of its homes that were sold  in February 2014 were sold at in a foreclosure auction, among the highest rate in the country. In addition, 6.2% of homeowners sold their houses in a short sale in February — selling their homes for less money than what they owed on it — also among the higher rates in the country. Perhaps making the area even more attractive for flippers is the fact that the value of homes in the Seattle metro has gone down in the past five years. The composite value of homes in the area has decreased by 1.2% over the past five years, among the larger decreases in the U.S., according to the FHFA’s Home Price Index.</p>

<p id="">The Detroit metro area was one of the hardest hit by the housing crisis in 2008. House flippers swooped into the area in the fourth quarter of 2012, raising the percent of home sales due to flipping to 13.6%, well above the nationwide rate of 7.1%. That percentage has since fallen to 3.2% in the first quarter of this year, slightly below the nationwide rate of 3.7%. But the city is still an attractive place for house flippers to find deals.</p>

<p id="">Home flipping tends to be more profitable in economically distressed areas, which may partly explain its popularity in the Memphis area. The city made our <a title="Market Watch: Memphis, TN" href="http://part-timerei.com/blog/2014/05/14/market-watch-memphis-tn/">market watch list</a> just a few weeks ago. The area’s unemployment rate was 8.2% in March 2014, well above the national rate of 6.8%.  Flipped homes were purchased for an initial average price of $69,524 last quarter, up from slightly more than $60,000 in the same period last year. Despite the increase, the return on investment from flipping rose 11 percentage points, to 51%. Low prices in the region likely made it easier for flippers to pay in cash with more than 50% of sales were paid in cash this past February</p>

Doing some research on the city’s government before you invest in any real estate there will help you avoid some pitfalls. Most municipalities have an official website. You want to specifically look for information regarding to city planning that may affect future real estate prices. Is the city growing? Are there potential changes to how the city deals with investment property? Let&#8217;s take a look at a couple items.</p>

<p>Everyone knows that you need a permit to build. But different states require different licenses and permits for flipping homes. Some states require house-flipping businesses to be licensed as general contractors or if the home is being sold through a subsidiary, require a real estate selling license. In most states however you do not have to have a real estate license to flip a house.</p>

<p id="yui_3_9_1_1_1399044745989_1320">Make sure you apply for the correct permits and double check to see that the local authority providing the permits gives you the correct ones. Towns, counties, and municipalities are increasingly making permit data more accessible. You may be able to find your property’s physical history online, but a trip to the local government administration building can yield results if a web search can’t. Not every community will have this on hand, but it’s nice to get it if you can. Knowing when a permit was actually pulled for a furnace installation, or when a roof was put on will help you with <a title="How to Become Successful at Investing In Real Estate" href="http://part-timerei.com/blog/2014/03/07/become-successful-investing-real-estate/">leverage</a> during the <a title="How to Become a Master Negotiater" href="http://part-timerei.com/blog/2014/04/25/become-master-negotiater/">negotiation. </a>Discrepancies learned can result in actual dollars saved.</p>

Much of the grant <a id="itxthook1" href="http://www.ehow.com/how_4740166_apply-government-grant-flipping-houses.html#" rel="nofollow">money<img id="itxthook1icon" alt="" src="http://images.intellitxt.com/ast/adTypes/icon1.png" /></a> the federal government gives out each year is earmarked before requests are even made for it. On the other hand, states and municipalities within states take a greater interest in granting money to people who want to beautify the communities within the area.  It is a win win situation. Do the homework to find out which municipalities or states are setting aside money to redevelop certain areas. The best way to find this out is by calling the community and economic development office of a municipality to find out what programs might be in place that could lead to a grant.</p>

We have seen many of the &#8220;Sand States&#8221; deal with the down turn but many are on their way back up. In our next issue of Market Watch we visit a city in Florida that has many experts calling it the most balanced real estate market out there. So what&#8217;s going on with Gainesville, Florida?</p>
<p><img class="aligncenter" alt="" src="https://s3.amazonaws.com/marketwatchseries/gainesville+skyline.jpg" width="331" height="152" />Gainesville is the county seat and largest city in Alachua County, Florida, and the principal city of the Gainesville, Florida Metropolitan Statistical Area. The population of Gainesville in the 2010 United States Census was 124,354 according to  <a href="http://en.wikipedia.org/wiki/Gainesville,_Florida">Wikipedia</a>.</p>
<p>Zillow reported in February this year that  the median home value in Gainesville is $133,500. Gainesville home values have gone up 5.0% over the past year and Zillow predicts they will rise 3.6% within the next year.  The city is prime for <a title="Flipping Houses University" href="http://part-timerei.com/flipping-houses-university/">flipping opportunities</a> with the  median price of homes currently being $150,000 while the median price of homes that sold is $130,900.</p>
<p><img class="alignleft" alt="" src="https://s3.amazonaws.com/marketwatchseries/growth.jpg" width="259" height="194" />Gainesville home prices are up almost 20% from last year&#8217;s numbers. Despite the rise in prices, Gainesville remains one of the cheapest real-estate markets in Florida with a median home price of just $139,000. Folks that is  about 18% below the national average, can we say <a title="Can You Do It?" href="http://part-timerei.com/blog/2014/04/02/can-you-do-it/">OPPORTUNITY?</a></p>
<p>The city was hit hard just like the rest of Florida. But the market is on its way up. Craig Wilburn, president of the Gainesville-Alachua County Association of Realtors, said he looks at buyer activity as reflected in pending sales and inventory to portend a turnaround. Eventually as demand increases and supply decreases, the market will reach a point at which prices stabilize, he said.</p>
<p>&#8220;If you&#8217;ve got a good product, a good neighborhood, priced under $150,000, it&#8217;s selling fast with multiple offers,&#8221; Wilburn said.<img class="alignright" alt="" src="https://s3.amazonaws.com/marketwatchseries/gainesville+location.jpg" width="250" height="201" /></p>

<p><span style="font-size: 14px;line-height: 1.5em">Essentially, what happened is most of the lower-priced homes in the market sold off over the past year, which has resulted in higher sales prices and less inventory. Unlike some of the other places being listed as great real estate markets, Gainesville has a very healthy six months&#8217; worth of inventory, down from eight a year ago, creating perhaps one of the most balanced <a title="Best Place in the World to Invest?" href="http://part-timerei.com/blog/2014/01/22/best-place-world-invest/">real estate markets </a>out there on experts&#8217; lists. </span></p>
