Market Watch: Memphis, TN

With a median age of just 33, our next stop on our Market Watch is Memphis, TN.  Just in the news today we found 4 news articles that list Memphis as a great place to flip homes. In 2012 it had a population of 655,155, making it the largest city in the state of Tennessee, the largest city on the Mississippi River, the third largest in the Southeastern United States, and the 20th largest in the United States.

But why is Tenneseee’s largest city so attractive to real estate investors? Mainly due to the fact that it is a hub of multiple transportation systems, three large companies are calling it home. FedEx, AutoZone, and International Paper all see the railroads, highways and river ways as bonus making Memphis their ideal location.

So the economy is good and Memphis is showing up again and again as the move for many investors from outside the state and from foreign countries.  Width its diverse and strong economy, it continues to attract new people to the city and suburbs which is ideal for real estate agents and REIs. Additionally, 48% of the population are renters and the vacancy rate is below the national average. Something else investors find an attractive is the median home price that is currently around $99,000. Yet another positive aspect that will make the “City of Good Abode” your destination for out of state investing, unless you happen to live in Tennessee.
