Flipping House Series: The Cash Flow House
The Cash Flow House is a great flipping opportunity. We acquired this property because it was in nice convenient area and needed little work so it would be an easy quick flip. Quick flips usually mean quick turn around and quick return on your investment. So with our investor mind set in mind, we gave it the name of “cash flow” in the hopes we were not wrong about this investment.
At 1330 square feet, The Cash Flow House had four bedrooms yet only one bath. This would not be a great selling point so we will choose to focus buyer’s attention to the more positive attributes of the house.
It already had replacement windows and nice Pergo flooring in the living room and hall. The kitchen and bathrooms will need some work though.
Our Plan
We plan on spending no more than 10K to get this house up to selling mode. We will definitely need to repaint the bedrooms as the are not neutral at all. Carpet will be put in the bedrooms as well.
As for the kitchen we will install new cabinets and countertops.
The back door also needs replaced.
From these pictures you can see the garage needs repair and also repainting.
The Cash Flow House is in a great rent area so even if after we remodel it, we can always rent it out to get some cash flowing.
