How can I make money on my lunch hour?

Instead of tweeting photos of your sandwich, watching Sportscenter, or, heaven-forbid, reading work emails; why not spend your lunch hour doing something to earn money?  We here at Part-Time REI are all about efficiency.  If you are flipping houses as a way to supplement your income, there are many better ways to spend your lunch hour.  The following list shows 10 things you can knock out and still have time to eat and be back at your desk before the boss notices you missing.

 

 

 

 

 10 Lunch-Time Tasks

    1. Review New Listings and ask your agent to schedule appointments–Review listing alerts from your agent while waiting on your server.  Text her to setup showings for the ones you like.  No agent?  Check out RE/MAX.com
    2. Visit a property–Did you find a property on Monday during your lunch hour that piqued your interest?  Visit it on Tuesday.  Have your Realtor bring all the necessary info to write an offer.
    3. Complete a Property Repair Estimate Sheet–this can be done in conjunction with number 2.  It’s even better if you can eat and talk while your agent scribbles down notes for you.
    4. Analyze a deal and determine what to offer–When flipping houses, you need to understand the comps, your repair costs, and your carrying costs.  Once you have these, you can analyze the deal over a tuna melt.
    5. Sign an offer to purchase a property–Have your agent meet you at Qdoba with the prepared offer.  As long as you don’t smear guacamole over the purchase price, this will hardly take away from your Facebook time.
    6. Go to Lowes or Home Depot and pick out materials—What better way to spend your lunch than to head to your closest home improvement store?  Did you know they sell hot dogs at the exit?
    7. Pick out Paint Colors—Perhaps not the most glamorous way to spend lunch, but it’s got to be done.  Plus, hot dogs!
    8. Meet a contractor for quotes—Hey contractors have to eat too! Your contractor will probably be more than happy to discuss your deal over meal…especially if you offer to pick up the tab!
    9. Attend a closing to buy or sell—The Realtor and the bank or mortgage company will almost always accommodate the buyer and/or seller. Tell them you can only meet on your lunch hour and stick to it.
    10. Deposit your check from closing—Payday! This is perhaps one of the most enjoyable to-dos on your list while investing in real estate. Post this as a status update and your friends and family will understand why you’ve been slacking on the daily sandwich photos.

Being Realistic

Investing in real estate is supposed to enhance your personal life not require that you make sacrifices.  By spending your lunch hour wisely, you can achieve you goals without diverting time from the people and activities you enjoy.  The key is to make a plan and go execute it.
