Make That Super Flip for Super Bowl

In the words of Hank William’s Jr, ” Are you ready for some football!?”  Super Bowl XLVIII (48 for our non-Roman readers), is fast approaching.  On February 2, 2014, the AFC and NFC Champions will clash between commercials at the Meadowlands in East Rutherford, New Jersey.  This will be the first, cold-weather outdoor Super Bowl in 38 years!  It is also the first Super Bowl to be hosted by 2 teams — the Jets and the Giants.  Although, it is all but mathematically impossible that either will be attending.  The question we want to ask, is will YOU be attending?

The Big Game

For most people, the Super Bowl is a bucket list dream that no one really believes they will cross off.  The cost is too high, tickets are too hard to come by, blah, blah, blah.  But real estate investors think differently.  We don’t say, ” I can’t.”  We ask, “How do I?”

Before answering that question, let’s break down this epic trip for you and your friends, spouse, or child.  .

Tickets  start at $3000 on Stubhub and you can certainly piece together a trip (hotels average $500/night).  But, this is a bucket list item, right?  Let’s go big!

PrimeSport (among others) offers packages that include tickets to the game, 3 nights hotel stay, round-trip transportation to the game, and access to their Pre-Game Experience center starting at $10,500 for 2 and just under $20,000 for 4.  This gives you the ability to fly-in (if necessary) on Friday and stay until Monday thus avoiding much of the traffic.  Plus, transportation to and from the game means you can fully enjoy the experience without having to worry about the hassles of parking and/or the potential to get a DUI :).    For an upgrade fee, the Ritz Carlton in Times Square is still available.

Everyone has to eat and we won’t presume to know your tastes, but here’s the list of the 100 Best Restaurants in NY.  Without question, you should try 1-2.

So, for you and the 3 people who happened to be lucky enough that you to consider them important, you can put together an unforgettable, action-packed, Super Bowl weekend in one of the greatest cities on earth for around $25K including travel.

The Big Question

This brings us back to the question, “How Do I?”  Few people have $25K in pocket change to drop on a 3-day trip no matter how spectacular it will be.  But, if you think of this in terms of flipping housess, you’ll realize that making it to the Super Bowl is much more achievable for you as a real estate investor than it is for the Cleveland Browns.    Done correctly, a flip should take 10-20 hours.  Depending on your market, you can cover the cost of Super Bowl in 1 or 2 flips.  Thus, a week’s worth of work is all you really need.  This is very achievable in your spare time.

 

A Dose of Reality

If you haven’t started yet, it would be difficult to complete a flip in time to cash out before this year’s NFL season comes to an end.   Furthermore, unless you are fans of the Broncos, Seahawks, Patriots, Saints, Panthers, or 49ers, the chances of seeing your team in this year’s game is fairly slim.  But, hope springs eternal.  In 2015, the Super Bowl will be in Glendale, Arizona. and 2016 will be Super Bowl 50!!  Start flipping houses now and either of these games is very achievable!
