The Big Game

For most people, the Super Bowl is a bucket list dream that no one really believes they will cross off.  The cost is too high, tickets are too hard to come by, blah, blah, blah.  But real estate investors think differently.  We don’t say, ” I can’t.”  We ask, “How do I?”

Before answering that question, let’s break down this epic trip for you and your friends, spouse, or child.  .

Tickets  start at $3000 on Stubhub and you can certainly piece together a trip (hotels average $500/night).  But, this is a bucket list item, right?  Let’s go big!

PrimeSport (among others) offers packages that include tickets to the game, 3 nights hotel stay, round-trip transportation to the game, and access to their Pre-Game Experience center starting at $10,500 for 2 and just under $20,000 for 4.  This gives you the ability to fly-in (if necessary) on Friday and stay until Monday thus avoiding much of the traffic.  Plus, transportation to and from the game means you can fully enjoy the experience without having to worry about the hassles of parking and/or the potential to get a DUI :).    For an upgrade fee, the Ritz Carlton in Times Square is still available.

Everyone has to eat and we won’t presume to know your tastes, but here’s the list of the 100 Best Restaurants in NY.  Without question, you should try 1-2.

So, for you and the 3 people who happened to be lucky enough that you to consider them important, you can put together an unforgettable, action-packed, Super Bowl weekend in one of the greatest cities on earth for around $25K including travel.

The Big Question

This brings us back to the question, “How Do I?”  Few people have $25K in pocket change to drop on a 3-day trip no matter how spectacular it will be.  But, if you think of this in terms of flipping housess, you’ll realize that making it to the Super Bowl is much more achievable for you as a real estate investor than it is for the Cleveland Browns.    Done correctly, a flip should take 10-20 hours.  Depending on your market, you can cover the cost of Super Bowl in 1 or 2 flips.  Thus, a week’s worth of work is all you really need.  This is very achievable in your spare time.

A Dose of Reality

If you haven’t started yet, it would be difficult to complete a flip in time to cash out before this year’s NFL season comes to an end.   Furthermore, unless you are fans of the Broncos, Seahawks, Patriots, Saints, Panthers, or 49ers, the chances of seeing your team in this year’s game is fairly slim.  But, hope springs eternal.  In 2015, the Super Bowl will be in Glendale, Arizona. and 2016 will be Super Bowl 50!!  Start flipping houses now and either of these games is very achievable!

Harvard Education- 8-10 flips

One of the things we try to do here at Part-Time REI is to help potential house flippers understand the benefits of  flipping houses part-time.  One of the best reasons to start investing in real estate is the extra cash. Not only to do the things you love like travel, or save for your retirement, but also to help the future of your children or grandchildren.

If you ask an investor to think of college savings, they automatically think of a 529 plan. While a 529 does have its pros: Such tax-advantaged plans now house $168.5 billion of our hard-won savings, as of the end of 2012. According to Boston-based research firm FRC, that ‘s up almost 17 percent in just one year, securing the 529’s status as one of the top college savings vehicle in the nation. Also there is high appeal due to state tax breaks on those funds. They subsequently grow tax-free. These accounts also have a smaller impact on a college’s financial aid formula than other kinds of investments.

But not everyone is sold on the idea that 529s are the only way to go.  We don’t want you to have to sacrifice your retirement savings in order for your children to get a good college education. Saving for your own retirement is more important than saving for college. Your children will have more sources of money for college than you will have for your golden years but why not give them a little head start?

The sooner you start saving, the better.

So the sooner you start investing in real estate the sooner you can start putting that extra income towards a college fund. Even modest savings can pack a punch if you give them enough time to grow. Investing just $100 a month for 18 years will yield $48,000, assuming an 8% average annual return. Think about the average flip can be anywhere from 5-15K and you are well on your way. Keep in mind thought that college money today will be much cheaper than money for college in a few years.
