<p>The Cash Flow House is a great <a title="Flipping Houses University" href="http://part-timerei.com/flipping-houses-university/">flipping opportunity</a>. We acquired this property because it was in nice convenient area and needed little work so it would be an easy quick flip. Quick flips usually mean quick turn around and quick return on your investment. So with our <a title="How to Get the Investor Mindset" href="http://part-timerei.com/blog/2013/10/02/how-to-get-the-investor-mindset/">investor mind set </a>in mind, we gave it the name of &#8220;cash flow&#8221; in the hopes we were not wrong about this investment.</p>
<p>At 1330 square feet, The Cash Flow House had four bedrooms yet only one bath. This would not be a great selling point so we will choose to focus buyer&#8217;s attention to the more positive attributes of the house.</p>
<p>It already had replacement windows and nice Pergo flooring in the living room and hall. The kitchen and bathrooms will need some work though.</p>

<p>We plan on spending no more than 10K to get this house up to selling mode. We will definitely need to repaint the bedrooms as the are not neutral at all. Carpet will be put in the bedrooms as well.</p>
