Best of Before and After: Bathrooms

Comparing before and afters is always a great way to quantify the changes we make in our flipped homes and see what we have accomplished. It is truly amazing how different an area of a house can look before and after a remodel. As we start our 3rd week in this blog series we will take a look at some of the most transformed bathrooms. Again if you have been following our blog for any amount of time you know that we flip a lot of houses!

In most of our investment homes we buy with the intent to flip, we try to make sure they are the standard 3 bedroom 2 bath at the minimum. Homes with just one bath are very had to sell. In some instances we have actually added a 2nd bath to make the home more desirable. Here are our top picks for before and after bathrooms.

Best of Before and Afters: Yards

We started this blog series last week as a look back at some of our most dramatic transformations. Again if you have been following our blog for any amount of time you know that we flip a lot of houses! As we continue our escapade of best of before and afters we thought it would be fun to look at some of our favorite flips that really turned out great.

We did kitchens last week and wow were some of the before pictures are real doosies! Next on our list is the yard. The front yard is the first impression that your potential buyers will see. How the landscaping is done, or not done can deter or lure them in as we wrote about in our Lost Art of Landscaping post recently. Additionally the back yard can be an oasis or just a bunch or dirt, as we saw at The Dirt House. Let’s look at some of our favorite before and after yards.

Best of Before and Afters: Kitchens

If you have been following our blog for any amount of time you know that we do a Flipping House Series every Monday. Over the past few years our team has had some pretty dramatic transformations on our flips. We thought it would be fun to look at some of our favorite flips that really turned out nice and our team was able to reap the rewards on the resell.

First up are our most dramatic differences when it comes to remodeling a kitchen. The kitchen is a huge selling point in almost every home. If home is where the heart is, the kitchen is where the stomach is! Let’s start with these five jaw dropping remodels.

Flipping House Series: The Wind Storm House Finale

In our next post in our Flipping House Series, we will take a final look at The Wind Storm House. As mentioned in our first post on this house this flip is actually from a few years ago. We wanted to share this one though because of the insurance dealings we had with this one. Soon after our team acquired The Wind Storm House, wind storm and tornadoes of 2011 ripped through our area. With the extensive roof damage and the insurance claim, the turn time on this house took a little longer. Let’s see the after shots to see how our house turned out. As you can see from the front shots and pictures of the backyard all the shingles have been cleaned up and the roof repaired.

Next let’s take a look inside. What a change!

Flipping House Series: The Fire House Finale

This issue of our Flipping House Series we take a final look at The Fire House. As you may remember or as the name obviously gives away, this house had suffered a fire a little while back. Through a wholesaler we found this deal after he had gutted the house, but then decided to sell it. After our whole home inspection we were able to determine that there was not any structural damage done that was irreparable. And with that, we started repairs. Here is how The Fire House has turned out. Quite a difference from the before pictures.

The kitchen has turned out great, lots of cabinet space and all new appliances.

Flipping House Series: The Junk House Finale

The Junk House has turned out great. As you may remember this was a foreclosure that had a little more of the previous owners left over than we would have liked. Junk, junk, everywhere junk. Not to mention the kitchen was very dated and the carpet had to be replaced. But the hardwood floors bonus beneath the junky carpet have turned out nice. Let’s look at some of the main areas after shots of The Junk House.

Flipping House Series: The Mold House Part 1

Our next house in our Flipping House Series could not be named anything else but The Mold House. Our team purchased this property at the county courthouse foreclosure auction. Purchasing investment properties in this manner is not for the faint of heart. It can sometimes be risky because no one is able to have actual access the house before purchasing. Purchases like this requires extra due diligence and there is always the chance there is an unforeseen issue.

The Mold

Once the house was won by our team at the auction we promptly went to inspect it. Once the mold in basement was discovered we knew we had a challenge ahead of us. While mold doesn’t mean the house is un-sellable in the least bit, it just takes a good know how on getting rid of it. In some cases, if the house is on the public market, mold can deter regular home buyers and leave a wider window of opportunity open for real estate investors. In the real estate investment world, mold can be the smell of money.

The Water

The second issue with The Mold House was water in basement. We quickly realized this was due to sump pump not running because power was turned off by the bank. This is somewhat common and is something investors should definitely be aware of with foreclosures. the positive to this is it can present good buying opportunity if the only repair needed is to provide power to the sump pump to remove the water.

The Norm

This house will also get our normal run through on a typical foreclosure. We will replace the carpet and flooring in the kitchen and bathrooms. The house will also get a fresh coat of paint though out.
