Best of Before and After: Bathrooms

Comparing before and afters is always a great way to quantify the changes we make in our flipped homes and see what we have accomplished. It is truly amazing how different an area of a house can look before and after a remodel. As we start our 3rd week in this blog series we will take a look at some of the most transformed bathrooms. Again if you have been following our blog for any amount of time you know that we flip a lot of houses!

In most of our investment homes we buy with the intent to flip, we try to make sure they are the standard 3 bedroom 2 bath at the minimum. Homes with just one bath are very had to sell. In some instances we have actually added a 2nd bath to make the home more desirable. Here are our top picks for before and after bathrooms.

Best of Before and Afters: Yards

We started this blog series last week as a look back at some of our most dramatic transformations. Again if you have been following our blog for any amount of time you know that we flip a lot of houses! As we continue our escapade of best of before and afters we thought it would be fun to look at some of our favorite flips that really turned out great.

We did kitchens last week and wow were some of the before pictures are real doosies! Next on our list is the yard. The front yard is the first impression that your potential buyers will see. How the landscaping is done, or not done can deter or lure them in as we wrote about in our Lost Art of Landscaping post recently. Additionally the back yard can be an oasis or just a bunch or dirt, as we saw at The Dirt House. Let’s look at some of our favorite before and after yards.

Best of Before and Afters: Kitchens

If you have been following our blog for any amount of time you know that we do a Flipping House Series every Monday. Over the past few years our team has had some pretty dramatic transformations on our flips. We thought it would be fun to look at some of our favorite flips that really turned out nice and our team was able to reap the rewards on the resell.

First up are our most dramatic differences when it comes to remodeling a kitchen. The kitchen is a huge selling point in almost every home. If home is where the heart is, the kitchen is where the stomach is! Let’s start with these five jaw dropping remodels.

Flipping House Series: The Kid-Tastrophe House

Welcome to our next edition in the Flipping House Series, The Kid-Tastrophe House. Another foreclosure, this flip has some damage to deal with, not uncommon with this type of acquirement.

The house got its name from all the kid stuff and presumably damage done by children. There was crayon scribbles on the wall, wall paper ripped off the walls, laundry baskets of kids’ clothes, kids’ toys and books…you get the point. We normally deal with stuff being left behind but one would think that a family moving out, whether by choice or evicted would need their children’s items. So we had a lot of items to clear out as you can see from the pictures below.

The bathroom was pretty hard hit as well.

And the back stoop is in dangerous disarray.

Flipping House Series: The Fire House Finale

This issue of our Flipping House Series we take a final look at The Fire House. As you may remember or as the name obviously gives away, this house had suffered a fire a little while back. Through a wholesaler we found this deal after he had gutted the house, but then decided to sell it. After our whole home inspection we were able to determine that there was not any structural damage done that was irreparable. And with that, we started repairs. Here is how The Fire House has turned out. Quite a difference from the before pictures.

The kitchen has turned out great, lots of cabinet space and all new appliances.

Flipping House Series: The Big Basic House

Let’s take a final look at The Big Basic House. With this flip we encountered the usual remodeling needed on an investment home. Part of the reason we named it such 1. It was pretty basic, and 2. It was a little larger than most homes we flip.

The Big Basic House turned out great. Here are the great after shots of the house after our team remodeled and repaired the whole home.

The basement is looking a lot better than when we first saw it with the failing sump pump damage.

Windows

All windows were replaced due to improper installation and water damage.

Kitchen

What a big difference updating the kitchen has done for this house.

Bathrooms

Both bathrooms were updated and finished with neutral colors.

Flipping House Series: The Tree House Finale

Let’s take a final look at the next house in our Flipping House Series, The Tree House.

It was of course was surrounded by trees. So after we replaced the gutters which were damaged by falling tree limbs, cutting and trimming trees around the front, updating the landscaping, the front of The Tree House is looking great!

Everything had to be replaced and updated in the kitchen. Here’s a few shots of the kitchen after it has been completely remodeled.

Flipping House Series: The Junk House Finale

The Junk House has turned out great. As you may remember this was a foreclosure that had a little more of the previous owners left over than we would have liked. Junk, junk, everywhere junk. Not to mention the kitchen was very dated and the carpet had to be replaced. But the hardwood floors bonus beneath the junky carpet have turned out nice.
