Flipping House Series: The High Risk House Part 1

As in any of life’s adventures, sometimes you just gotta take a risk. This is true, more times than our team would like, painfully true, in real estate investing. Our next home on our list is a house our team just bought. This particular home was purchased at commissioners foreclosure auction. What that means is we were not allowed inside to see the house before we bought it so needless to say there was not an initial walk through so we could not do our Property Repair Estimate Sheet beforehand. Keep in mind you have to buy these properties with extra safety margin (i.e. lower purchase price) due to the uncertainties of not being able to see inside. If you are lucky higher risk means higher profit. However as you can see from the pictures below we were in for an unpleasant surprise. Here’s the before pictures of The High Risk House

Flipping House Series: The Gutted House Finale 2

Flipping House Series: The Gutted House Part 2

Last week we showed you several before pics of our latest Flipping House Series. The Gutted House is a complete rehab. Many items to tear out and replace. This week we wanted to show you some more of the extensive clean up on the OUTSIDE of the house. It has become quite the overhaul. Here are a just a few more pics of The Gutted House’s outside to give you a real feel for what we are dealing with. Take note on the several trees and debris including an old shed that must be removed.

Flipping House Series: The Gutted House Part 1

Welcome back to our Flipping House Series. We had a little hiatus with some great Podcasts with Erik and Bryan and we will have more of those in the future. This week we look at a great flip. This house is basically totally brand new, on the inside. From the pictures you can tell that this was a total gut job, which is where this one gets its name–The Gutted House.

This was quite the rehab. Rarely do we have to scrap the ENTIRE house but from the look of the before pictures you can see that this is exactly what was needed. Everything was redone. Walls knocked out. Carpet replaced. About a 1/2-acre of trees removed. An old barn demolished. Septic tank replaced. You name it. Let’s take a look at different items in The Gutted House.

If you have been following our blog for any amount of time you know that we do a Flipping House Series every Monday. Over the past few years our team has had some pretty dramatic transformations on our flips. We thought it would be fun to look at some of our favorite flips that really turned out nice and our team was able to reap the rewards on the resell.

First up are our most dramatic differences when it comes to remodeling a kitchen. The kitchen is a huge selling point in almost every home. If home is where the heart is, the kitchen is where the stomach is! Let’s start with these five jaw dropping remodels.

Flipping House Series: The Dirt House Finale

Flipping House Series: The Easter Egg House

With Easter just passed us we thought we would highlight our next house in the Flipping House Series: The Easter Egg House. This house gained our attention as a foreclosure in a great area. Our initial walk through spotted a few problems.

First and foremost, the whole house was literally painted up like colors on an Easter egg. We have seen some bright color options in homes before but this one seemed to have every pastel color imaginable with a different color in every single room. From lime green bathrooms to pink and teal bedrooms, this house certainly will require quite the repainting. Here are just a few before pictures of the multi colored rooms.

We also noticed a leak in the house.

The kitchen will need all new appliances.

The fireplace will make a nice feature in this room and an added selling bonus.

The backyard it seems would have made a perfect spot for hiding some Easter eggs with the overgrown landscaping and vines.

Flipping House Series: The Kid-Tastrophe House

Welcome to our next edition in the Flipping House Series, The Kid-Tastrophe House. Another foreclosure, this flip has some damage to deal with, not uncommon with this type of acquirement.

The house got its name from all the kid stuff and presumably damage done by children. There was crayon scribbles on the wall, wall paper ripped off the walls, laundry baskets of kids’ clothes, kids’ toys and books…you get the point. We normally deal with stuff being left behind but one would think that a family moving out, whether by choice or evicted would need their children’s items. So we had a lot of items to clear out as you can see from the pictures below.

The bathroom was pretty hard hit as well.

And the back stoop is in dangerous disarray.

Flipping House Series: The Dirt House Part 1

The “Dirt” House

Every once in a while our team finds a home that will need a little extra work. Sometimes these extra work flips can turn out being big on their return. Our next home in our Flipping House Series did just that. This house was nick named The Dirt House because the flooring was gone and essentially we were left with “dirt floors” and also the front and back yard did not have any grass….just dirt. Let’s take a first look at the repairs needed on this investment property.

The Dirt House was purchased for $45,000 and is one of our smaller and lower price point flips. As mentioned before, the floors were in quite the disarray and after our initial walk through, we noted on our Property Repair Estimate Sheet that we would need subfloors in at least the kitchen and bath.

Another huge issue was the back yard. It didn’t have any grass, just dirt and it had not been maintained at all. The front lawn would need soding as well as some nice landscaping. Here’s a full list of

Flipping House Series: The Fire House Finale

This issue of our Flipping House Series we take a final look at The Fire House. As you may remember or as the name obviously gives away, this house had suffered a fire a little while back. Through a wholesaler we found this deal after he had gutted the house, but then decided to sell it. After our whole home inspection we were able to determine that there was not any structural damage done that was irreparable. And with that, we started repairs. Here is how The Fire House has turned out. Quite a difference from the before pictures.

The kitchen has turned out great, lots of cabinet space and all new appliances.
